Maybe I don't know enough about the issue, but it seems to me that with the growing housing crisis which includes both a lack of available homes, but more importantly a lack of affordable housing for working people and families, but I don't really see the issue here. If someone has come in with a solution to not only create more housing, but also housing that working people and families can afford, why block that? Seems pretty privileged to me that the people living in a gated HOA based community would want to prevent others from having nice homes to live in, whether it's a rental or not.
